At first, young families usually think of building a house. Because the offers more room for individual wishes than a used property, is energy-efficient and therefore also favorable in the monthly operating costs – and you have a long peace from new investments. For this, however, the purchase is usually also more expensive.
Whether building a house or buying a house: at the beginning of a property search is the question of the suitable location. Flexibility is needed here, because land can be scarce and expensive in the familiar neighborhood with its social contacts – at least in the city. With trips in the closer and further environment can be explored well, which districts or places as a future center of life perhaps also come into consideration.
In addition to the feel-good factor, the infrastructure plays a decisive role. How accessible are day-care centers, schools, doctors and stores for daily needs?? How are the ways to the workplaces and leisure facilities?? "You should definitely also look at this during the week and at different times of the day.
Tips for the search for land and real estate
The local banks and savings banks often have the best overview of the regional real estate market. Who relies in the search alone on real estate portals, will miss many offers. Because of the usually high demand, these are usually not even put online, but given directly to registered prospective buyers. Where there are free properties, the cities and municipalities also know. Prospective buyers should get in touch early. And once you're there: A look at the zoning plan saves you from unpleasant surprises later on, such as a bypass road or a commercial area near the property.
For the immediate surroundings, the development plan describes the building regulations. In it for instance the height of the building, the number of full floors, the roof form or the portion of the total area, which may be built on, are prescribed. This then also applies to extensions of used houses. A look at the land register shows whether prior encumbrances are registered by existing loans or even rights of way or pipeline rights of third parties.
Establish the financial framework in advance
Careful preparation of the purchase is important and sensible. A financing check should be made well in advance of the actual purchase. For those who already have a financing commitment, can react quickly in an emergency, if they have found a plot of land or a property. Serious offerers examine at the same time, which promotion programs for the financing come into question. These quickly add up to five-figure sums and can be decisive on the way to your own four walls.
